Job Summary:

The Director of Leasing will be responsible for developing and executing leasing strategies that maximize occupancy, revenue, and tenant mix across Abdullah Al Othaim Investment Co.’s real estate portfolio. This role requires strong leadership, strategic planning, and negotiation skills to secure high-value tenants and partnerships in line with the company’s growth objectives.

Key Responsibilities:

• Leasing Strategy & Execution: Develop and implement comprehensive leasing strategies to optimize occupancy and financial performance.
• Tenant Acquisition & Retention: Identify and secure key tenants across various sectors, ensuring a balanced and profitable tenant mix.
• Market Analysis: Conduct market research to analyze trends, rental rates, and competitor activities to maintain a competitive advantage.
• Lease Negotiation: Lead lease negotiations, structuring agreements that align with company goals while fostering long-term tenant relationships.
• Portfolio Management: Oversee leasing activities for the company’s real estate assets, ensuring alignment with business objectives.
• Collaboration & Stakeholder Management: Work closely with property management, finance, and legal teams to facilitate smooth leasing operations.
• Performance Monitoring: Track leasing KPIs, report performance insights, and implement corrective actions when necessary.
• Compliance & Risk Management: Ensure all leasing activities comply with legal, financial, and regulatory requirements.

Qualifications & Experience:

• Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field (Master’s preferred).
• 10+ years of experience in commercial real estate leasing, with at least 5 years in a senior leadership role.
• Proven track record in leasing management, tenant negotiations, and revenue optimization.
• Strong network and relationships within the real estate and financial services industries.
• Excellent analytical, negotiation, and communication skills.
• Deep understanding of Saudi Arabia’s real estate market, trends, and regulations.

:سيكون مدير التأجير مسؤولاً عن تطوير وتنفيذ استراتيجيات التأجير التي تزيد من نسبة الإشغال والإيرادات وتحسين مزيج المستأجرين عبر محفظة العقارات التابعة لشركة عبد الله العثيم للاستثمار. يتطلب هذا الدور مهارات قيادية قوية، والتخطيط الاستراتيجي، والقدرة على التفاوض لضمان استقطاب مستأجرين مميزين وإبرام شراكات تدعم أهداف نمو الشركة

.المهام والمسؤوليات الرئيسية

• :وضع وتنفيذ استراتيجيات التأجير: تطوير خطط تأجير شاملة لتحقيق أعلى معدلات الإشغال والأداء المالي
• .استقطاب المستأجرين والحفاظ عليهم: تحديد وجذب مستأجرين رئيسيين في مختلف القطاعات لضمان مزيج متوازن ومربح من المستأجرين
• .تحليل السوق: إجراء أبحاث السوق لدراسة التوجهات الحالية، وأسعار الإيجارات، وأنشطة المنافسين لضمان ميزة تنافسية
• .التفاوض على العقود: قيادة مفاوضات التأجير ووضع عقود تضمن تحقيق أهداف الشركة وتعزز العلاقات طويلة الأمد مع المستأجرين
• .إدارة المحفظة العقارية: الإشراف على جميع أنشطة التأجير لضمان توافقها مع الأهداف التجارية للشركة
• .التنسيق وإدارة العلاقات: التعاون مع فرق إدارة العقارات، والمالية، والقانون لضمان سير عمليات التأجير بسلاسة
• .مراقبة الأداء: متابعة مؤشرات الأداء الرئيسية للتأجير وإعداد تقارير دورية عن النتائج واتخاذ الإجراءات التصحيحية عند الحاجة
• .الامتثال وإدارة المخاطر: ضمان توافق جميع أنشطة التأجير مع المتطلبات القانونية والمالية والتنظيمية

.المؤهلات والخبرة المطلوبة

• :درجة البكالوريوس في إدارة الأعمال، العقارات، المالية، أو أي مجال ذي صلة (يفضل الماجستير)
• .خبرة لا تقل عن 10 سنوات في مجال تأجير العقارات التجارية، مع 5 سنوات على الأقل في منصب قيادي
• .سجل حافل في إدارة عمليات التأجير، والتفاوض مع المستأجرين، وتحقيق العوائد المالية
• .شبكة علاقات قوية داخل قطاعي العقارات والخدمات المالية
• .مهارات تحليلية وتفاوضية واتصالية متميزة
• .معرفة عميقة بسوق العقارات في المملكة العربية السعودية واتجاهاته ولوائحه التنظيمية

.المهارات المفضلة

• :قدرات قيادية قوية ومهارات في التخطيط الاستراتيجي
• .القدرة على تحسين أداء التأجير من خلال حلول مبتكرة
• .خبرة في النماذج المالية وهيكلة عقود الإيجار
