A recruiter is seeking a Project Director with a proven track record of 10 -20 years in a Construction Project Management Role.

Profile


  • A Civil Engineering, Architecture, Bachelor of Science or Arts Degree in Project Management or a related field is a must.
  • Demonstrated proficiency in Reporting to a CEO in a Real Estate Development setting.
  • Comprehensive understanding of Construction Procedures and material and project management principles.
  • Contractual full awareness, FIDIC and other international construction contracts standards.
  • Experienced in Contracts and PO drafting and reviewing.
  • Contract management and contractual correspondences experience.
  • Familiar with QS procedures and database collection and updating QS and cost estimation data, knowledge of local and international cost of material and contractual procurement procedures, with project estimation and cost control procedures experience.
  • Managing tendering process with bids’ cost analysis skills, comparison sheets preparation, up to tender negotiation and tender awarding.
  • Design coordination experience between the different project’s consultants and designers, to secure the final IFC drawings are well coordinated, sufficiently detailed and ready for execution.
  • Project planning and scheduling sequences and construction activities experience is a must, operation Primavera and other Project Management software’s is a plus.
  • Professional management skills for contractors and subcontractors, to secure time of delivery of the project and the project budgets and costs are respected and timely executed.
  • Contracts management skills with specific attention to variations and claims management, starting from drafting contracts, throughout the day to day site management, up to the project’s handover.
  • Willing to operate full time from the project’s site, in order to maintain a close management proximity to the daily evolving construction events and developments.
  • A Strong familiarity with Quality and Health and Safety Standards.
  • Computer literacy, with a mastery of Word, Excel, and Outlook, while possessing exceptional knowledge of construction and project management software similar to Primavera and Microsoft Project Management software’s.
  • Excellent communication and negotiation skills, leveraging strong verbal and written skills to engage effectively with fellow team members and stakeholders.
  • Remarkable Time Management and Organisational skills to deliver project deadlines, even under pressure.
  • A hands-on attitude, fuelled by a ‘Can-Do!’ Spirit.


Key Responsibilities


  • Complete project management at all project’s phases, from design inception, through design coordination between all different consultants and designers, to tender phase preparation and management, cost analysis and tender awarding, drafting and signing contracts with special terms and conditions, day to day project and site management of all construction activities, contractors, subcontractors and consultants, handle all contractual correspondences and contract management, supervise the quality of works to secure ultra luxury deliverables, manage the cost and the project budget to be respected, all in order to secure timely deliverable for the best quality at the best price.
  • Collaborates with engineers, architects, and other stakeholders to determine the Bespoke specifications of the Project.
  • Negotiates contracts with External Vendors, ensuring Profitable Agreements that align with FIVE’s Top-Notch Standards.
  • Obtains permits and licenses from appropriate Authorities, ensuring Compliance with Regulatory Standards.
  • Determines needed Resources, including manpower, equipment, and materials, from Start to Finish, with Meticulous Attention to Budgetary Limitations.
  • Plans all Construction Operations and schedules Intermediate Phases, ensuring that Deadlines are met, and the Project maintains its Sensational progress.
  • Acquires equipment and materials, and Monitors stocks to Timely handle any inadequacies to Maintain the Project’s Premium quality.
  • Hires Contractors and other Staff, selecting individuals who Align with FIVE’s award-winning Standards, and allocates responsibilities with a Keen Eye for Craftsmanship.
  • Supervises the work of labourers, mechanics, and other team members, providing Exquisite Guidance and ensuring that the Project’s ‘FIVE-Star’ Vision is realised.
  • Evaluates progress and prepares Detailed Reports, showcasing the Project’s Sensational advancements while ensuring Transparency in all Project Operations.
  • Ensures adherence to all Health and Safety Standards, safeguarding the Well-Being of all involved in the Project, and promptly reports any Issues that may arise.
