Job Overview:
The Head of Property Management at Driven Properties plays a crucial role in supporting the Director of Property Management by overseeing the day-to-day operations of a designated portfolio of properties. This role focuses on maintaining operational excellence, ensuring tenant satisfaction, and verifying the accuracy of property management software. The position requires strong leadership, attention to detail, and the ability to manage and develop a team of property managers.

Reports to: Director of Property Management

Key Responsibilities:


Operational Management:

  • Oversee the daily operations of a designated portfolio, including residential, commercial, and mixed-use properties.
  • Ensure properties are maintained to high standards, compliant with regulations, and meet company policies.
  • Manage tenant relationships, addressing concerns promptly to maintain satisfaction and retention.

Team Leadership:

  • Lead and supervise a team of property managers, providing guidance and support to ensure efficient property operations.
  • Conduct regular team meetings to review performance, address challenges, and share best practices.
  • Assist in recruiting, training, and developing property management staff.

Financial Oversight:

  • Assist in preparing and managing budgets for the assigned portfolio, focusing on cost control and maximizing profitability.
  • Monitor and report on financial performance, including rent collection, occupancy rates, and operating expenses.
  • Collaborate with the finance team to ensure accurate financial reporting and compliance with budgetary guidelines.

Property Management Software Accuracy:

  • Ensure the accuracy and integrity of data within the property management software.
  • Regularly audit and update the software to reflect current property information, financials, and tenant records.
  • Train and support team members in the effective use of property management software, ensuring consistency and accuracy in data entry.

Client and Tenant Relations:

  • Build and maintain strong relationships with property owners, tenants, and other stakeholders within the assigned portfolio.
  • Provide regular updates to property owners on the performance and status of their assets.
  • Address and resolve any client or tenant issues in a timely and professional manner.

Compliance and Risk Management:

  • Ensure that all properties within the assigned portfolio comply with UAE laws and regulations.
  • Implement risk management practices to minimize potential liabilities and protect company assets.
  • Stay updated on regulatory changes and industry trends that may impact property management operations.

Support for Business Development:

  • Assist the Director of Property Management in identifying and pursuing new business opportunities within the property management sector.
  • Collaborate with the sales and leasing teams to support the integration of property management services for new acquisitions.
  • Participate in marketing initiatives to promote property management services to potential clients.

Reporting and Communication:

  • Provide regular reports and updates to the Director of Property Management on operational performance, tenant issues, and financial outcomes.
  • Maintain open lines of communication with team members, clients, and other departments to ensure smooth operations.

  • Bachelor's degree in Business Administration, Real Estate Management, or related field.
  • Minimum of 5 years of experience in property management, with a focus on operational roles.
  • Strong knowledge of property management principles, industry best practices, and regulatory requirements.
  • Proven track record of success in leading and managing property management teams and operations.
  • Excellent leadership and communication skills, with the ability to motivate and inspire teams to achieve targets and deliver exceptional service.
  • Strong analytical and problem-solving abilities, with a strategic mindset and the ability to make sound decisions.
  • Ability to work well under pressure, handle multiple priorities, and meet deadlines in a fast-paced environment.
