Job Purpose

The Project Manager will oversee and manage all aspects of the project development from inception to completion. This includes planning, budgeting, coordinating with various stakeholders, and ensuring that all project milestones are met on time, within scope, and budget. The role requires strong leadership, technical knowledge, and a deep understanding of real estate development processes, particularly in the hospitality sector.

Responsibilities

  • Project Planning & Execution:
  • Develop comprehensive project plans outlining timelines, milestones, and resource allocation.
  • Lead the project team in the execution of the project plan, ensuring alignment with the company's strategic objectives.


Budget Management:

  • Prepare and manage project budgets, ensuring that all expenditures align with financial plans.
  • Monitor and control project costs, making adjustments as necessary to ensure financial objectives are met.


Stakeholder Management:

  • Serve as the primary point of contact for all project stakeholders, including investors, contractors, architects, and internal teams.
  • Regularly update stakeholders on project progress, risks, and issues, ensuring transparency and collaboration.
  • Risk Management:
  • Identify potential risks to the project and develop mitigation strategies.
  • Monitor risk factors throughout the project lifecycle, adjusting plans as necessary to avoid disruptions.
  • Quality Assurance:
  • Ensure that all work is performed in compliance with company standards, regulatory requirements, and industry best practices.
  • Conduct regular site inspections and quality audits to verify the standard of work.
  • Contract Management:
  • Oversee the drafting, negotiation, and administration of contracts with vendors, contractors, and consultants.
  • Ensure all contractual obligations are met and handle any disputes that arise.


Team Leadership:

  • Lead and motivate the project team, fostering a collaborative and high-performance culture.
  • Provide guidance, support, and training to team members as needed.


Regulatory Compliance:

  • Ensure all aspects of the project comply with local, regional, and national regulations, particularly regarding building codes, environmental impact, and labor laws.
  • Liaise with government authorities and agencies to secure necessary permits and approvals.


Project Close-Out:

  • Manage the project close-out process, ensuring all documentation is completed, and the project is handed over to operations seamlessly.
  • Conduct post-project reviews to identify lessons learned and areas for improvement.


Requirements:

Education:

  • Bachelor's degree in Civil Engineering, Construction Management, Architecture, or related field.
  • A master's degree in Project Management or related field is preferred.
  • Experience:
  • 7+ years of experience in project management within the real estate or hospitality industry.
  • Proven track record of managing large-scale hotel development projects from inception to completion.


Certifications:

  • PMP (Project Management Professional) or equivalent certification is strongly preferred.

  • Understanding of financial models and return on investment (ROI) calculations in real estate development.

  • Ability to present complex information clearly and persuasively to a variety of audiences.

  • Strong analytical skills with the ability to anticipate and solve complex problems.
