Position Overview
The Commercial Manager reports into the Regional Director of Project Development EMEA. The position will oversee and manage all commercial aspects of Aman’s growing portfolio of hospitality and residential development projects globally.
You will be the Owners’ representative on all commercial matters in relation for contracts and appointments and it is expected you can work independently and provide sound advisory on commercial and contractual aspects of project delivery.
Responsibilities
- Together with the Development Manager/Director you will be responsible for all commercial aspects of our development projects.
- You will develop and implement a framework for CAPEX reporting and cashflow management on individual projects, for both Appointments, Contractors and other development costs.
- You will be reviewing and making recommendations on all commercial and contractual aspects of appointments and contracts to be entered into by the Owner.
- You will be liaising with and responsible for the performance of external appointed Cost Consultant (if applicable) to make sure their reporting is sound.
- You will be required to review and challenge all commercial aspects of the procurement of the projects and review tender returns and costing.
- Where required you will be negotiating and preparing contracts.
- You will review and assess any claims and variation orders if required and make sure same is reflected in the cost reporting.
- Liaise with external appointed cost consultants to agree cost reporting formats.
- Review and approve monthly drawdowns against contracts and appointments.
- Prepare and maintain overall development cashflow.
- When required, prepare, place and manage direct orders by the owner.
- If required liaise with insurance brokers/companies to secure adequate insurance is in place on the developments.
Qualifications
- Relevant Degree in Quantity Surveying or Project Management.
- 5-10 years’ experience in a similar role or consultancy role with strong familiarity with all commercial aspects of delivering a project.
- Fluent in English
- In depth commercial understanding of contracts and appointments and ability to review and make recommendations to owner.
- Ability to prepare a commercial framework to be used for development cost reporting.
- Must have proven in-depth understanding of cost reporting/commercial management on projects.
- Must have proven experience in procurement of projects ideally under several contracting frameworks.
- Ideally understanding and experience in procurement of FF&E.
