The Accounts Manager plays a critical role in ensuring the financial stability of the organization through the adept administration of accounting operations. This position encompasses the preparation of financial statements, adherence to regulatory requirements, oversight of budgeting and forecasting, as well as the management of the accounting team. Key Responsibilities:<\/strong><\/p>

  1. Property Financial Management:<\/strong><\/li>
    • Supervise financial activities for property portfolios, which include rental income, sales, maintenance costs, and property tax obligations.<\/li>
    • Administer the collection of rents, lease obligations, and tenant receivables, ensuring prompt follow-up on any overdue amounts.<\/li>
    • Collaborate with the property management team to monitor expenses related to maintenance, renovations, and enhancements.<\/li> <\/ul>
    • Financial Reporting & Analysis:<\/strong><\/li>
      • Generate monthly, quarterly, and yearly financial reports, encompassing property performance metrics, income statements, and balance sheets.<\/li>
      • Evaluate financial information and furnish insights regarding property profitability, cash flows, and occupancy trends.<\/li>
      • Conduct variance analyses concerning revenue and expenditures, elucidating the reasons for budgetary discrepancies.<\/li> <\/ul>
      • Budgeting & Forecasting:<\/strong><\/li>
        • Direct the budgeting initiative, working closely with leasing, property management, and sales teams to formulate precise financial forecasts.<\/li>
        • Draft cash flow forecasts aiding in the strategic planning of property acquisitions, developments, or enhancements.<\/li>
        • Track and report on budgetary performance, advising management on arising risks and opportunities.<\/li> <\/ul>
        • Accounts Payable & Receivable:<\/strong><\/li>
          • Supervise the accounts payable activities for vendor settlements linked to property maintenance, utility services, and other operational expenditures.<\/li>
          • Administer accounts receivable, ensuring timely rent collections, and liaise with property management to resolve tenant payment challenges.<\/li>
          • Guarantee accurate records for tenant deposits, refunds, and reconciliations upon move-out.<\/li> <\/ul>
          • Property Tax & Compliance:<\/strong><\/li>
            • Ensure compliance with applicable tax regulations at local, state, and federal levels regarding property ownership, transactions, and rental income.<\/li>

                      Qualifications and Skills:<\/strong><\/p>

                      • Education:<\/strong> A Bachelor’s degree in Accounting, Finance, or a closely related discipline; CPA or CMA certification is ideal.<\/li>
                      • Experience:<\/strong> A minimum of 5 years in an accounting role, including at least 2 years within a real estate or property management context.<\/li>

                        • In-depth understanding of real estate accounting practices, such as rent roll oversight, CAM reconciliation, and tenant ledger administration.<\/li>

Qualifications and Skills:
